回首日照房地产市场，有人认为，日照是个例，有自己的发展轨迹，不能完全等同于其它市场。市场之上，有的开发企业开始了自己的紧缩战略，有的则还在扩张提速。究竟日照楼市的2008会有怎样的新局面？那一种判断更能符合市场规律？这一连串的疑问不仅是开发企业关注，更是购房者关心的。

（1,在3月9日刚刚举行的拍地中海滨二路以东黄海三路以北的45.3亩地(容积率<=2.2)被以163万一亩的价格拍出.小可以前写过一篇文章分析过房价,有什么不明白的可以参考(http://bbs.rz.fang.com/salon~-1~74/132062_132062.htm),这样子算下来的话成本价在1900/平米左右,这样的一个价位对于石臼那边的地皮来讲还是可以接受的,尤其是比起现在的几处滨海楼盘动辄5000元的价位来讲.就算是跟同处石臼的外滩比起来也具有相当的竞争力.另外加上一句话,这算是比较贵的土地了）

楼上的 我真想知道163万一亩地是怎么算出成本价在1900/平米。
     2.2的容积率是小高层的容积率，小高层的建筑成本在1500/平米左右，这还没包括土地价格、市政配套费用、各种税收等等。
  做人一定厚道奥！不负责任的话很容易引起消费者的误解，如果真有人因此没买上房子， 你可要负责任奥。
       

日照房价怎么也得遵循市场规律吧？

仅仅是我的个人观点，至于怎么算出的1900在我写的文章里面已经说的很清楚了，房价本来就是一个有浮动的数据，不可能说是多么的准确，只能是给买房子的人一个大致的数据，自己能够知道自己掏钱买的东西成本价大概是多少，
另外仅仅是我一家之言，说的这些话都是为了大家做参考的，买房不买房决定权都在自己手里，

小高层建筑成本1500？？？谁说的？？
